Q: I own a home that is governed by the N.C. Condominium Act. In the recorded Declaration of Condominium, there is a specific section regarding animals. It prohibits commercial breeding and exotic animals, but specifically allows common household pets “including but not limited to dogs, cats, canaries, parakeets, etc.” After I bought my home, the HOA supplemented its rules and regulations to change the language in the recorded covenants to allow only two cats or two dogs and no more than four pets total. I am now renting the home and I have been told that my tenant, who has three dogs, is in violation. The dogs are small, each under 8 pounds, and they have not caused a safety issue for other residents. I always thought that rights afforded in recorded covenants could not be restricted by changes in the rules and regulations. Is this not correct?

When our new HOA was looking for a management company, several places that we contacted wouldn’t even give us the time of day because our community is so small that we weren’t worth their time and effort. In contrast, KDK Property Management (now part of Community Association Management) has provided our HOA with over a year of great service at an unbeatable price! The employees have frequently gone above and beyond the terms of our contract to protect the best interests of our neighborhood. F…

A good friend of mine who is a recent past president of a community here in Charlotte contacted me this evening to ask who we used for property management. I told him that the only game in town was Community Association Management! I also mentioned that you may be a young company in years but are now one of the top 5 HOA management companies in the Carolinas. We are very happy with our decision to use Community Association Management.

Community Association Management has done a very good job for us . They provide good expense management and provide prompt monthly reports regarding all expenditures. Likewise , they have been quick to respond to the various problems that seem to always come up from time to time . In conclusion , I would highly recommend their organization.

I just want you to know that you have a very valuable asset and as we evaluated our relationship with Community Association Management – which we just did by upgrading our service package, signing up for a new 3 year term, which included a full time property manager and also investing in project management services – that our desire to enhance the scope of our relationship had a large part to do with your team.

6 yrs ago Community Association Management helped bail us out from insolvency to today’s successful surplus balance ! Community Association Management took the legal actions required to resolve our long uncollected debts – and acquire paying owners. Resolution of financial disputes required a professional mediator – and the prior management company not only failed at that task – they gave other “bad” advice that resulted in deficit budgets. Community Association Management has given “good” advic…
