How Healthy is Your Community?
Strong Communities Don’t Happen by Accident
Running a community association is more complicated than ever. Boards are expected to balance rising costs, reserve funding, maintenance needs, insurance challenges, homeowner expectations, collections, compliance, and long-term planning — often while serving as volunteers.
The problem is that many associations don’t discover where they’re vulnerable until a small issue becomes an expensive one.
That’s why Community Association Management created the Community Health Assessment™.
In just a few minutes, you can get a preliminary look at the financial, operational, governance, maintenance, and risk factors affecting your association — and identify areas your board may want to address before they become bigger problems.
What is the Community Health Score™?
The Community Health Score is a preliminary assessment designed to help your board look beyond the day-to-day operation of the association and ask a more important question:
Is our community positioned for long-term success?
Your assessment evaluates five key areas:
Financial & Reserve Health
Is the association operating within its means, funding reserves appropriately, and effectively addressing delinquent assessments?
Property & Capital Readiness
Is your community keeping up with maintenance and preparing financially for major repairs and replacements?
Governance
Does your board have the stability, participation, and decision-making ability necessary to effectively govern the association?
Operational Health
Are collections, enforcement, maintenance, and vendor relationships being handled consistently and proactively?
Insurance & Risk
Is your association prepared for insurance challenges, unexpected expenses, and other significant financial risks?
What You'll Receive
After completing the assessment, you’ll immediately receive your Preliminary Community Health Score™ along with a personalized overview of your association’s results.
You’ll see:
- Your overall Community Health Score
- How your association performed in each of the five areas
- Your strongest area
- The issues that may deserve the board’s attention
- Critical risk factors identified by your responses
- Recommended areas for further review
As our Community Health database grows, qualifying assessments will also be able to see how their association compares with similar communities across North Carolina and South Carolina.
You Don't Need to Be an Expert
We intentionally designed the Community Health Assessment for board members.
You won’t need to upload financial statements, locate your governing documents, or understand complicated accounting ratios.
We’ll ask straightforward questions about things your board is likely to already know.
And if you don’t know an answer?
That’s okay.
The assessment accounts for uncertainty rather than automatically treating an unanswered question as a problem.
Why We Created It
At Community Association Management, we believe professional management should be about more than processing payments, sending violation letters, and preparing meeting agendas.
A great management company should help a board understand:
Where is our community today?
What risks are ahead?
What should we be working on next?
Are the decisions we’re making today positioning the association for a stronger future?
That’s also why we’re investing in resources such as HOA.University, expanded maintenance and preventive property services, greater performance transparency, and better tools for helping boards make informed decisions.
Because managing a community isn’t simply about keeping up with today’s tasks.
It’s about helping the community become better tomorrow.
What Does Your Score Mean?
85–100 | Strong
Your responses indicate that the association appears well positioned overall, with strong practices in many of the areas evaluated.
70–84 | Generally Healthy
Your association appears to have a solid foundation, with specific opportunities that may deserve additional attention.
55–69 | At Risk
Your responses suggest several areas that should be evaluated before they develop into larger financial or operational concerns.
40–54 | High Risk
Multiple significant concerns may be creating financial, physical, governance, or operational risk for the association.
Below 40 | Immediate Attention Recommended
Your responses indicate significant issues that may warrant prompt review and corrective planning by the board.
A Better Conversation About Your Community
Whether your association is thriving, struggling, or somewhere in between, understanding where you stand is the first step toward making better decisions.
The Community Health Assessment isn’t designed to tell your board what it wants to hear.
It’s designed to help you identify the questions worth asking.
Find out where your community stands.
Because Communities Deserve Better!
For decades, Community Association Management has helped boards navigate the financial, operational, maintenance, governance, and homeowner-service challenges that come with managing community associations.
We believe boards deserve more than a company that simply handles tasks.
They deserve a management partner that helps them make better decisions, plan ahead, measure results, and continuously improve their community.
That’s the standard we’re working to set.
