A HOAleader.com reader is in a quandary. Her HOA is beset with delinquencies and warring factions. Some owners argue the answer is receivership or dissolution. In this week’s tip, we discuss the pros and cons of dissolution.
A reader writes, “The association has 1,539 homes. The development is 25 years old. The bylaws and covenants have not been updated since 1987. The developer left in 1999. There are warring factions–ones that want the HOA but don’t want the $35 a month dues to go up, and the other faction that wants the HOA to dissolve.

I am writing this letter to tell other HOAs about the effort and dedication KDK Property Management (now part of Community Association Management) displayed while helping the Heritage Townhome community improve the parking situation in our community. The Orange County planning department approved the builder’s plans without ensuring adequate parking was available for the thirty units in our community. Soon after becoming the property manager for our community, your team began the quest to cor… Read more

I am very pleased with our Portfolio Manager and Community Association Management in general. Both have met my expectations and in many cases they have exceeded them!

“I would like to thank Community Association Management for the fine job this past year. We had our annual meeting and our Property Manager did an excellent job covering the meeting. As I told the new board and the members present, I feel my finest achievement this past year was to bring your organization on board to be our management partner. Thank you again for making my second year as president easier and more rewarding.”
Thank You!Rich, Kannapolis NC
When our new HOA was looking for a management company, several places that we contacted wouldn’t even give us the time of day because our community is so small that we weren’t worth their time and effort. In contrast, KDK Property Management (now part of Community Association Management) has provided our HOA with over a year of great service at an unbeatable price! The employees have frequently gone above and beyond the terms of our contract to protect the best interests of our neighborhood. F… Read more

Our Community has found so many benefits from eManageSuite. I find that the financial reporting and record keeping especially thorough and helpful. Our Homeowners love that they have choices on how to receive information and submit payments. I could never go back to operating without these tools and the professional guidance from Community Association Management. I wouldn’t even want to try.

I just want you to know that you have a very valuable asset and as we evaluated our relationship with Community Association Management – which we just did by upgrading our service package, signing up for a new 3 year term, which included a full time property manager and also investing in project management services – that our desire to enhance the scope of our relationship had a large part to do with your team.

Community Association Management has done a very good job for us . They provide good expense management and provide prompt monthly reports regarding all expenditures. Likewise , they have been quick to respond to the various problems that seem to always come up from time to time . In conclusion , I would highly recommend their organization.

“Community Association Management is extremely thorough and knowledgeable in their approach to business. They are also very timely in their communications. They have saved our community a lot of money. When they first approached us and told us how much we could save by working with them, we thought the promise was ‘too good to be true’. They have more than delivered on that promise and more.”

Since our community is small and does not really have a lot of extra amenities, it helps to have a company that can advise on the best way to keep our property value up, safe and offer new ways to explore how to make our community more enjoyable to live in by working together.
